This website provides information about O3, vacation-rental properties and destinations, guest services, and property-management services. Website content is provided for general informational and marketing purposes unless a separate reservation, management, or other written agreement expressly provides otherwise.

2. Reservations and Availability

Property descriptions, amenities, photographs, availability, rates, fees, and other listing information may change and are subject to verification. A reservation is not confirmed until O3 or an authorized booking platform issues confirmation and any required payment and agreement requirements are satisfied.

Reservations may be subject to additional terms, including cancellation policies, house rules, payment terms, damage policies, occupancy restrictions, and property-specific requirements. If reservation-specific terms conflict with these website Terms, the reservation-specific terms control for that reservation.

3. Property-Management Inquiries

Information concerning O3’s property-management services is general in nature and does not constitute a binding offer or guarantee of revenue, occupancy, performance, pricing, or acceptance of a property into O3’s management program. Management services and fees are subject to a separate written agreement.

4. Accuracy of Website Content

We make reasonable efforts to keep website information accurate and current, but we do not warrant that all content is complete, current, error-free, or available at all times. Images may be illustrative until actual O3-managed properties are added to the site.

5. Intellectual Property

The O3 name, logos, branding, website design, text, graphics, photographs, and other content owned by O3 are protected by applicable intellectual-property laws. Except as permitted by law, you may not copy, reproduce, distribute, modify, publish, display, scrape, or commercially exploit O3 content without our prior written permission.

NOTHING IN THESE TERMS LIMITS LIABILITY TO THE EXTENT SUCH LIMITATION IS PROHIBITED BY APPLICABLE LAW.

These Terms are governed by the laws of the State of Tennessee, without regard to conflict-of-law principles. Subject to any controlling reservation or management agreement, disputes concerning these website Terms will be brought in a court of competent jurisdiction serving Sevier County, Tennessee.

We may update these Terms from time to time by posting a revised version on this page. The effective date above indicates when the current version became effective.

13. Severability and No Waiver

If any provision of these Terms is found unenforceable, the remaining provisions will remain in effect to the fullest extent permitted by law. A failure by O3 to enforce a provision is not a waiver of that provision or any other provision.
